Whenever possible, I like to visit the property and get a sense of the space. I would usually take a couple of extra photos and videos – This often comes handy when dealing with prospective tenants who can’t visit the property in person.

Who is Freddy

I’m a veteran Lettings professional with more than 10 years ‘experience letting and managing HMOs and student properties.

My career highlights include setting up my own letting agency and turning it into a 6-figure income business in less than 3 years, to managing the Student Accommodation Department for a University’s Student Union.

I’ve also created the first Facebook group for accommodation in Coventry. It now boasts a 7.500 members and hundreds of monthly active users, and is used by dozens of letting agents.

Oh, and in case you were wondering, I’m a member of the Property Redress Scheme, hold a Client Money Protection and Professional Liability insurance, through my own registered company: FREDDY ENTERPRISES LTD. How I took Penny Black Accommodation from 0 to 100% occupancy rate in less than a month (off season)

Background:

When I took on this project on September 23rd, 2021, the building had been empty for a few months and the owners were desperately looking for someone to as many rooms let as possible. To understand the reasons behind this odd situation ( yes, a student accommodation building at the heart of Coventry City Centre, completely empty is odd) when need to go back a few months.

Earlier this year, the owners decided to apply for a change of use for the building – they would turn it into a set of posh bars and restaurants. So they thought: why bother with finding tenants. Realising that the project would take longer than expected, they suddenly had a change of heart and now wanted to let the rooms to students for this academic year and report their project to the following year.

We’re now mid July, and they decide to use the services of an agent based in Coventry, who was tasked to find at least of few suitable tenants for September.

Fast forward 2 months, and the building is still completely empty. And worst, we’re now in September and 90%, if not more, of students have already found their accommodation.

So, it’s in this context that they decided to call me, to see if I could at least get them a few tenants – they didn’t expect much, knowing that it was not an ideal period.

The work:

The first thing I did was to get the property back in presentable order. General cleaning, maintenance and a few improvement were needed if we were to get a chance to turn this around.

Then, I proceeded to getting to know the building well enough and took additional photos and videos of each rooms and communal areas.

Back on my desk, I crafted the perfect message for the advert, making sure to emphasis all the unique selling points of the building, and being descriptive enough to elicit as much interest as possible, but also to attract the most qualified leads.

The result:

Working my magic behind the scenes, I’ve managed to fill up the 14 rooms available within a month.
