1. Client signs and notarizes a lien for the benefit of Sonoma Lane on the subject property
2. Sonoma Lane wires funds for closing to escrow
3. Sonoma Lane signs a release waiver for the lien on the subject property
4. End buyer purchases the property
5. Sonoma Lane is paid off as part of the end sale proceeds

• $2,000 plus 3% of drawn funds, payable at sale; minimum of $4,000 per transaction
• No fees if the purchase does not close
• If the initial purchase closes but the end buyer fails to perform, interest accrues at a rate of 3% per seven calendar days
• All fees withdrawn from sale proceeds, no upfront fees apply

Lender’s title insurance, payable to your title agent / closing attorney

Up to $250,000 per transaction

We do not charge fees if the original purchase does not close.
